Routine maintenance is key to extending the lifespan of your water heater. Here are some essential steps to keep it running efficiently:
By following these steps, you can improve efficiency, reduce energy costs, and extend the life of your water heater—ensuring a reliable hot water supply for years to come.
Flushing your water heater once or twice a year helps prevent sediment buildup — especially important in Houston, where hard water can shorten a heater’s lifespan. Here’s how homeowners can safely flush a tank-style water heater:
Find the cold-water valve at the top of the tank and turn it clockwise to stop water from flowing into the heater.
Attach a hose to the drain valve near the bottom of the tank. Run the other end of the hose to a floor drain, driveway, or outside area that can safely handle hot water.
Carefully open the drain valve to let the water flow out. It will likely be hot, so use caution. If water doesn’t flow freely, sediment may be clogging the valve — you can gently open the pressure relief valve at the top of the tank to let air in and speed drainage.
Once the tank is mostly empty, turn the cold-water valve back on briefly to stir up and flush out remaining sediment. Let it run for a few minutes until the water draining from the hose runs clear.
Turn off the drain valve, remove the hose, and open the cold-water valve fully to refill the tank. Keep a nearby hot-water faucet open until you get a steady stream of water — this helps release trapped air from the lines.
Once the tank is full, turn the breaker back on or return the gas control knob to the “On” position. Give the system about 30–45 minutes to reheat.
Pro Tip: If your water heater hasn’t been flushed in several years, sediment can harden at the bottom of the tank and clog valves during DIY flushing. In that case, it’s safest to let a professional handle the job.
Need help with a stubborn or noisy water heater? Call Luke’s Plumbing & Air Conditioning for expert water heater maintenance in Houston — we’ll flush your system, inspect all safety components, and make sure it’s running at peak efficiency.
Water heaters need to be flushed regularly. They also need to have the anode rod checked and replaced if it has degraded. Finally, they need to have each part tested to see if the heater as a whole is running well.
We recommend calling for help at least once a year. This is usually often enough, but some people call us twice a year. This is either to take good care of their water heater or because their warranty requires it.
Sure! However, you need to be pretty comfortable doing it and have plenty of time in case something goes wrong or it needs to be filled up and drained again.
Flush your water heater every 6-12 months. Older heaters or heaters that have not been cared for well will need more flushing than newer models that receive regular maintenance.
Houston’s water contains naturally occurring minerals like calcium and magnesium that settle at the bottom of your tank over time. This sediment buildup acts as an insulator, forcing your water heater to work harder and use more energy to heat water. In Houston’s hard water areas, this accumulation happens more quickly. Luke’s Plumbing & Air Conditioning’s regular flushing service removes this sediment, restoring efficiency and preventing premature failure of heating elements and tank corrosion.
The anode rod is a sacrificial component that prevents tank corrosion. In Houston homes, these typically need replacement every 3-5 years, but water conditions can accelerate deterioration. Signs your anode rod needs replacing include decreasing hot water quality, rusty water, sulfur odors, or visible corrosion on the rod itself. During maintenance visits, Luke’s Plumbing & Air Conditioning technicians check your anode rod and can replace it if it’s more than 50% deteriorated, significantly extending your water heater’s lifespan.
Don’t wait for your water heater to fail before taking action. Our Houston water heater maintenance services prevent costly breakdowns and extend your system’s life. Call Luke’s Plumbing & Air Conditioning now for professional service that keeps your hot water flowing reliably for years to come.
